Rehabilitation and Merging of Historic Office Properties in Vienna’s City Centre.
PROJECT OF THE MONTH 05/2026. In the heart of Vienna’s city centre Amisola Immobilien AG realizes the comprehensive rehabilitation and structural merging of two historic properties in Seilergasse 16 (including Spiegelgasse 15) and Plankengasse 4. Target of the project is the functional and technical restructuring of a historic inner-city residential brick-masonry building ensemble considering the use of the existing structures as well as the frame conditions regarding monument conservation.
Within the scope of this building project FCP is responsible for design-build including site supervision. The services comprise the integral coordination of all technical disciplines, BIM-based design as well as the digital supervision of implementation over the whole project life cycle.

The existing object is developed in several units: whereas the existing sales areas on the ground floor remain in operation, the areas from the mezzanine up to the attic are reconstructed into top-quality office areas with approx. 3,400 m²of useful area. In the attic storeys additionally four flats are established with a total of approx. 450 m² of residential areas with additional generous terraces.
Rehabilitation under monument protection
A central part of the project is the complete renewal of building technology. This comprises modern HVACR and electrical engineering systems, which are integrated in the scope of a digitally coordinated planning process. Supplementarily, two new lift systems are built, and an existing lift is rehabilitated.
The structural measures also contain static retrofitting, the improvement of the structural and physical behaviour as well as a comprehensive improvement of the fire protection in the existing object. The design is especially challenging in the context of a protected glass-steel façade as well as construction execution in the partly running operation with existing tenants.
